A new and exciting opportunity has arisen at the Firm’s Head Office in Cambridge for a Full-Time Commercial Graduate Surveyor.

The Commercial Property Management Team are currently responsible for the management of over 200 properties across the Cambridgeshire sub-region including office, light industrial, retail and medical uses. The Commercial department act for a wide range of Investors, Developers and Corporate Occupiers in the industrial, office, R&D and retail sectors. The department has particular expertise in advising on the life science and technology markets around Cambridge and works on a portfolio of Business and Science Parks across the region. This is an exciting opportunity to join a progressive and dynamic department.

What will it take to be successful?

  • RICS accredited degree
  • Good IT skills, to include Microsoft Office and enthusiasm for embracing ever changing and advancing technology
  • Ability to understand, interpret and apply Real Estate Lease terminology
  • Passion to provide a high level of customer care and build long term relationships with clients
  • Strong organisational skills / written and verbal
  • Ability to meet multiple demands and deadlines (multitask and prioritise workload)

What will you be doing?

You will be working with a close-knit team of surveyors within the commercial department, providing a full range of professional and management services to clients. You will be required to assist with the day to day operation and administration of the commercial property management team, and providing a high quality service to existing clients.

Job purpose

The successful candidate will join a close-knit team of surveyors across the Commercial Department.

You will

  • Be provided with full APC support with an assigned supervisor and counsellor
  • Attend quarterly sign off meetings and 6 monthly supervisor counsellor reviews
  • Be able to attend organised CPD Events, mock interviews and be provided with Case Study support
  • Be provided with a varied workload to achieve your mandatory, core and technical skills required for the final APC assessment
  • Be required to work in an open plan office with the Commercial Agency and Management team.
  • Hours of work: Monday to Friday 9am to 5.30pm

Main purpose/scope of the role

  • Manage Landlord and Tenant property transactions, rent reviews, lease renewals and licenses
  • Identifying repairs, obtaining quotes and instructing contractors
  • Ensuring compliance with statutory regulations and professional standards
  • Updating and maintaining property records on the Propman data base
  • Assist and coordinate Commercial Property Management Team Meetings and wider administration tasks for the team
  • Service charge management, including the preparation of service charge budgets and reconciliations.
  • Monitoring the collection of rent, service charges and credit control
  • Liaising with the Commercial Agency team and generally assisting with the smooth running of the department. Carry out disposals via lease or sale across a wide range of asset classes. Inspect and measure property, advise on method of disposal, produce property particulars, conduct viewings and answer any queries. Collate offers and negotiate with potential purchasers. Report to client with recommendations. Agree sale, carry out background checks, instruct solicitors, respond to any queries.
